Property listings, photographs, floor plans, descriptions, measurements, prices, availability dates, amenities, and other details may come from property owners or other sources and may change. We seek to provide accurate information, but errors or delays in updates may occur. Measurements and floor plans may be approximate, and photographs may show staging or prior conditions.

Confirm material details with Advent and review the applicable disclosures and agreements before making a decision. A Website listing or inquiry does not reserve a property or guarantee approval or a completed transaction. Corrections do not alter an existing agreement or excuse legally required disclosures. Nothing in this section permits misleading advertising or limits obligations imposed by law.

4. Applications, Screening, Fees, and Payments

Submitting an application does not guarantee approval or create a tenancy. Eligibility criteria, screening procedures, required disclosures, and authorizations are addressed through the applicable application process and law. These Terms do not authorize a credit check, background report, or other screening that requires a separate disclosure or consent.

Any application fees, deposits, rent, service charges, payment deadlines, cancellation terms, and refund rights are governed by the applicable disclosures, agreements, and law. These Terms do not impose additional charges, make fees automatically nonrefundable, or authorize forfeiture of a deposit.

Use the payment methods identified in your agreement or confirmed directly with Advent. If an online payment fails or access is interrupted, contact us promptly about available alternatives. Before sending funds or acting on changed payment instructions, verify the instructions using a known Advent telephone number.

5. Fair Housing and Accessibility

14. Access Restrictions and Changes

A Website access restriction does not terminate a tenancy or service agreement or eliminate access to legally required services, records, notices, or payment alternatives.
