Do this with your agent before committing to major work. An improvement can make a home easier to present without necessarily returning its full cost.

Start with a walkthrough, not a shopping list

Use the California Contractors State License Board’s hiring guidance when selecting providers. Confirm the appropriate contractor credentials and put the agreed scope in writing. Do not choose a project solely because someone promises it will raise the sale price.
Older homes need particular care when work disturbs painted surfaces. Treat scraping, sanding, and repainting as a scope and safety question before calling them simple weekend tasks.
Make the home easier to understand
Clear crowded surfaces and walkways, clean the spaces buyers will see, and discuss furniture placement with your agent. The aim is to help someone understand the rooms, circulation, and usable space.
Outside, consider the entry, paths, and visible landscaping. Choose cleaning methods suitable for the surface; pressure washing is not automatically appropriate for every exterior. Keep presentation work honest. Photographs and staging should not conceal unresolved damage or imply features the property does not have.
Gather records while work is underway
Create one folder for repair invoices, permits you hold, warranties, inspection reports, and other property records. Note missing documents and questions instead of filling gaps from memory. Record who completed new work and keep the final invoice with the scope.
Ask your agent which disclosures and local requirements apply to this sale.
